This type of valuation (Scheme 1) provides the information a lender needs to determine the amount of money they will provide for loan purposes. NB: It is not a survey and does not involve a detailed property inspection. We can provide a Mortgage Valuation Report as a stand-alone document or to accompany a Home Report. This type of survey (Scheme 2) involves a thorough property inspection that highlights any significant defects, problems or necessary repairs. Where a home is particularly old or damaged, a detailed (Scheme 3) building survey may be required to get a full picture of the state of the property. An Energy Performance Certificate (EPC) gives information on how energy efficient a building is and sets out cost-effective ways in which its energy efficiency could be improved. An EPC must be provided to any prospective buyer or tenant when a property is sold or rented. We have specially trained surveyors in each of our offices who are able to prepare EPCs.
