Mortgage Valuation Reports

This type of valuation (Scheme 1) provides the information a lender needs to determine the amount of money they will provide for loan purposes. NB: It is not a survey and does not involve a detailed property inspection. We can provide a Mortgage Valuation Report as a stand-alone document or to accompany a Home Report. Click here for more information.

Homebuyer Surveys

This type of survey (Scheme 2) involves a thorough property inspection that highlights any significant defects, problems or necessary repairs. The resulting standardised report provides the information a purchaser needs to make an informed judgement about a property purchase. Click here for more information.

Building Surveys

Where a home is particularly old or damaged, a detailed (Scheme 3) building survey may be required to get a full picture of the state of the property. If this is the case, our surveyor will closely examine the structure and condition of the building and provide an in-depth report of their findings. Click here for more information.

Valuation For Other Purposes

We can provide residential property valuations for a wide range of specialist requirements such as for taxation, pre-sale or matrimonial purposes. We will advise on the appropriate type of valuations that should be carried out to meet your needs. Click here for more information

Energy Performance Certificates

An Energy Performance Certificate (EPC) gives information on how energy efficient a building is and sets out cost-effective ways in which its energy efficiency could be improved. An EPC must be provided to any prospective buyer or tenant when a property is sold or rented. We have specially trained surveyors in each of our offices who are able to prepare EPCs.

"We chose Graham + Sibbald and we couldn’t have been happier with the service provided.  They were quick to make contact to arrange the inspection and the Surveyor was pleasant and informative throughout.  The draft report was sent to us within 24 hours allowing us a very fast route to market.  Delighted with the service from start to finish!"
