An EPC gives information on how energy efficient a building is and sets out how this can be improved. It is a legal requirement to provide an EPC when a commercial property over a certain size is sold or leased. An Action Plan (specifying improvement measures) must also accompany the EPC for all properties for sale/lease over 1,000m². The Action Plan and the EPC must form part of the marketing material available to prospective purchasers or tenants and must be lodged on the Scottish Register.

Energy Performance Certificates

An Energy Performance Certificate must be carried out by an approved organisation. Graham + Sibbald has all necessary accreditations. Our team of qualified Energy Assessors all have 10 years of experience inspecting and undertaking EPCs. We can also provide DECs (Display Energy Certificates) for you to use in your property.

An EPC is a Certificate which states the energy efficiency of a building. Any public building greater than 500m² occupied by Public Authorities or Institutions providing public services that can be visited by the public requires an EPC. In the certificate, CO2 emissions are showing in bands from A-G with A being the least polluting. The performance of the measured building is benchmarked against current Building Standards. The certificate also recommends cost effective improvements to reduce the carbon omissions generated, save energy and make buildings more attractive to prospective buyers or tenants.

EPC Action Plans

The EPC Action Plan must be prepared by Section 63 Advisors. Graham + Sibbald has this accreditation. Our team of experienced Energy Assessors have been producing EPC Action Plans for clients ever since the legislation came into force in 2016.

The Action Plan we produce for you will specify improvement measures that must be undertaken to meet mandatory energy performance improvement targets. By law, these measures must be put in place within 3½ years of the EPC and Action Plan being lodged.

Advice

We can advise you on all aspect of EPC legislation, including which buildings need EPC and Action Plans and those that are exempt. We are aware that both the European Union and the Scottish Parliament are continually updating measures and requirements to be introduced as part of the EPC Legislation. We monitor all developments and can keep you updated of any changes in the Regulations.
