Approach

Having been retained by Highlands and Islands Enterprise for a number of years to provide multi-disciplinary property services, Graham + Sibbald were pleased to be instructed to undertake a property valuation and negotiate the sale of same on their behalf.

The University of the Highlands and Islands (UHI) were the current tenants within The Centre for Health Science who occupied the largest amount of leased space and had registered interest in purchasing the premises should the opportunity arise.

Our team engaged with UHI’s Agents in order to negotiate the price and liaise with Highlands and Islands Enterprise (HIE) lawyers to ensure a successful conclusion to meet UHI’s budget and timescales.

Once they had secured approval from the HIE Board Management team, Graham + Sibbald then provided full information on Due Diligence and worked with all parties to deliver the deal.

Key Challenges

The main challenge faced was matching seller and buyer expectations in terms of price and the tight timescales for delivery.

Our team were also in the process of tendering for the Property Management of the premises – facing competition from other Agents. Their goal was to demonstrate the high-quality provision of service by G+S through case study examples and client testimonials. They were successful.

Results

The team managed to negotiate a deal of £8.5M with UHI and their Agent’s, bringing the sale to a conclusion.
