Approach

Graham + Sibbald were instructed by South Lanarkshire Council to provide Budget Costs for individual Shop/Property Owners who were interested in the Strathaven Conservation Area Regeneration Scheme – the primary objective being to bring improvements to the town centre while retaining the heritage aspects of its buildings.

We were then appointed by the Individual Shop/Property Owners to produce a Specification and Description of necessary Works and carry out the full contract administration role through to completion. In addition to this, the team were asked to undertake the applications online for the Shop/Property Owners for the grant which covers up to 80% of the overall costs of the works including professional fees and statutory consents where applicable.

Our team, led by Marc Garside, produced full budget costs on behalf of the individual Shop/Property Owners as well as Specification and Description of Works. They obtained three competitively priced tenders as per CARS Guidelines and submit online applications for relevant Grant Funding on behalf of Clients. Lastly, they instructed the Contractor to being works, scheduled various progress meetings and produced final account/handover to client – all in order for works to be signed off by South Lanarkshire Council.

Key Challenges

The main challenge faced by the team was working to meet the specified Client Deadlines as works needed to complete on time to allow for new tenants moving into the various shop premises.

Working alongside the Project Development Officer and CARS Committee to ensure all relevant information was obtained for grant funding as well as Ensuring all works were completed within Budget.

Results

All projects were completed within budget and within the timescales provided by the Clients, allowing tenants to move in to the Shops/Properties. Relevant planning and listed building consents were obtained where applicable.

Key Message

Good communication, timely production of budget costs, prompt response to any issues that arose (additional works on site), managing client expectations.
