Graham + Sibbald have developed a good working relationship with The Lothian Group over a fifteen-year period, and were delighted to be instructed to undertake the provision of a full Project Management and Cost Control service on their behalf.
The project aims to deliver a new concept facility, providing an enhanced customer experience to Lothian Buses customers within Edinburgh’s West End.
Approach
Led by G+S Partner, Paul Docherty, his relationship with the client and key personnel has assisted with impressing on all parties regarding the necessity for prompt decision making in order to ensure tight timescales are achieved.
Initial engagement with Graham + Sibbald colleagues within the in-house Agency and Planning teams assisted with unit acquisition and ensuring proposed usage was accepted under Planning policy.
Thereafter, Paul engaged with the client organisation and other design team members to determine the specific project brief, co-ordinate designs and progress the tender process through to appointment of a main contractor to carry out the necessary works required.
Key Challenges
This project has involved initial liaison with Council Planning and Building Control Authorities in order to obtain necessary consents, organising the design team to prepare proposals, tendering and controlling a fast track construction program.
Given the size of the task at hand, time management and regular cost management has been at the forefront of each decision made. Regular weekly meetings have been set up between all parties to ensure a smooth running of the project in order to meet the client requirement to open prior to the forthcoming Edinburgh Festival in early August 2019.
Results
The project is presently ongoing, having reached the half way stage of the construction phase in May 2019.
Presently, the project is running on time and to the required budget, to the delight of our client.
Key Message
Given that the project initially commenced in early March 2019, the fast track eighteen week fit out project has made excellent progress thanks to the organisation and control Paul and his Building Surveying team have managed to date.
Regular and strong communication with all parties is required in order to ensure deadlines continue to be met throughout the second half of this project.
