Graham + Sibbald have worked closely with Sanctuary Students on a number of projects in recent years. In this instance, our knowledge and experience on re-roofing projects was used to identify a design and specification in order to achieve a re-roofing system which was required to deliver five main elements and to secure a full 20-year insurance backed system guarantee.

Throughout the project the team undertook full contract administration services which included regular site inspections supported by BMI to ensure system compliance and quality control to completion of this seven-figure budget project.

Approach

Graham + Sibbald are pleased to have worked with Sanctuary Students in the past across a number of projects, and are delighted to have been instructed to provide design and contract administration services in relation to re-roofing of the podium roof deck.

The existing podium deck roofs had been leaking for quite some time so a new roof to replace the existing single ply membrane and concrete slabs was required.

Graham + Sibbald initially liaised with roofing material suppliers BMI Icopal to undertake system design and before proceeding on site, undertook a full-scale mock up for training.

Key Challenges

The design of the new roof system required to improve water run-off, perimeter upstands and thermal performance, in addition to providing an anti-slip surface which could be coloured for cosmetic improvement.

Contract works and timescales also brought the challenge of delivering the project throughout Winter weather conditions, Covid-19 restrictions and with over 600 students in residence at certain times.

Results

The new roof provides a bespoke, fully guaranteed re-roofing project which is of a much more interesting appearance than before while meeting all necessary improvement requirements outlined by the Client.

The Landlord and Tenant along with the on-site students now benefit from an enhanced roof system which now looks much improved over concrete slabs and will provide a waterproof ant-slip roof deck for many years with minimal maintenance requirements.

Key Message

It’s important to be able to adapt to any challenges that may cause project delays. Our team were able to effectively and efficiently ensure that the project was progressed on time and within budget, meeting all Client needs and requirements.

Navigating the weather conditions throughout the contract duration led the team to specify weather protection methods which included canopies and tents. This allowed works to progress as planned.

Health and safety was made a high priority when the pandemic hit in order to ensure that all social distancing guidelines were strictly adhered to and the relevant PPE was worn throughout project completion.
