Graham + Sibbald are pleased to have worked with Sanctuary Students in the past across a number of projects, and are pleased to have been instructed to advise on structural stabilisation of defective external masonry wall panels and re-roofing podium roof deck.

Approach

Works were required to be undertaken sequentially around the building facades and podium.

It was agreed to carry these out in numerous small phases to allow continuous access and egress for students currently residing within the premises.

Key Challenges

Given the extent of the site investigation works required to identify the extent of wall tie failure and workmanship issues, this posed challenging access issues with scaffolding onto the podium deck. This required a bridge to be laid across the flat roof block and glass roof of Student Common room.

Results

Extent of defects and workmanship issues encountered once scaffold access and disruptive investigations were undertaken, resulted in a far greater scope and therefore greater contract duration.

Associated works were undertaken in conjunction with structural stabilisation works including cleaning of the facades, window re-pointing and introduction of lead flashing details.

Full contract administration seen through to completion after initial co-ordination of local Structural Engineer.

Key Message

Due to the premises being currently occupied by a number of students, all works carried out were required to be completed in a number of phases in order to cause minimum disruption.
