Marketing and Disposal of The Cwrt Bleddyn Hotel & Spa, Monmouthshire

Graham + Sibbald were jointly instructed together with Hilco Global Real Estate by the Joint Liquidators of Cwrt Bleddyn Hotel & Spa Limited to market the freehold interest in the Cwrt Bleddyn Hotel & Spa by way of an asset sale as a going concern hotel business.

The property is an attractive and extended manor house hotel, originating from the 17th Century. The hotel, which is located in a tranquil location, is within easy reach of Newport and the M4 motorway and comprised of 46 individual En Suite letting bedrooms, with a restaurant, bar and function facilities. The hotel also offered spa facilities including a swimming pool, spa bath, sauna, treatment rooms and gymnasium. The property is set in its own gardens and grounds of approximately 14.75 acres.

APPROACH

Clear and appropriately detailed particulars were produced buy G+S’s ‘in-house’ support team. In addition, a data room was prepared that was comprehensive, relative to the nature of the instruction, and included helpful guidance notes to assist potentially interested parties to understand the information contained therein.

We carried out a comprehensive full open marketing campaign and as a result of this, generated a robust level of interest from acquisitive investors. We were able to capitalise on the level of interest and instigated a two-stage bidding process to create competitive buyer tension. As a result of this approach, a preferred bidder was selected and Heads of Terms were issued to the seller, buyer and respective professional advisers. However, G+S involvement did not stop at this point; G+S worked with all parties to progress the sale through the legal process to overcome a number of issues and see the transaction through to a successful completion.

RESULTS

Given the nature of the instruction, acting for Joint Liquidators, a timely sale process was required to be instigated; marketing collateral was issued around the 11 April 2023, with exchange of contracts occurring four month later and the sale completing on the 6 September 2023.While the sale price is not for disclosure, the sum achieved aligned with pricing guidance submitted to the client at the outset of our appointment.
