Graham + Sibbald were delighted to be appointed by the MCA in early 2019 to design and project manage the construction of a new portal framed light industrial unit to house their Rapid Response Team serving the Banff and Buchan Coast.

Graham + Sibbald provided Architectural Design, Project Management and Contract Administration services, including obtaining all statutory consents and fulfilling Principal Designer duties; co-ordination of external structural and building services consultants; the preparation of documentation including conditions of contract, tendering the project, advising on the appointment of a Principal Contractor and managing the process to completion.

Approach

The Project was delivered by Graham + Sibbald’s Glasgow and Inverness offices working together. Architectural Design and Planning services were delivered from our team in Glasgow, whilst our Inverness team provided project management and contract administration services to completion.

Graham + Sibbald have an extensive network of offices throughout Scotland, providing the advantage to Clients of local knowledge and reduced response times.

By using our office network, we were able to respond promptly to matters as they arose on site and ensure timely production of reports. Early on in construction, ground conditions were found to be less stable than pre construction investigations had indicated. A prompt site visit however provided verification and allowed a swift change of specification to be instructed.

Key Challenges

Due to programming requirements the construction phase of the project was delivered during harsh winter conditions.

The project was also delivered during the COVID-19 pandemic, with associated restrictions on social distancing and essential travel.

Results

Construction works commenced on 21st September 2020 and practical completion was certified on the 12th February 2021. The project was delivered on time and within budget.
