Approach

Following initial instructions, we inspected and submitted our marketing report and strategy. Marketing details were created and boards installed on the various properties in an attempt to identify the unit and attract attention in addition to online web traffic.

The team corresponded with other local agents to make them aware of the opportunities within the industrial estate and also sent early mailshots to a number of agents and the local business community.

Following this, the team dealt with all enquiries and carried out viewings accordingly. Suitable tenants were identified and secured, terms were agreed and Graham + Sibbald then followed this through to conclusion.

Key Challenges

The team co-ordinated the four properties within the Industrial Estate redirecting interests as appropriate to get all the units under offer. The team were dealing with enquiries from a number of interested parties and it was important to ensure that all telephone and website enquiries were dealt with in a timely fashion to ensure a good client outcome.

The importance of understanding client requirements in the market place to secure a strong tenant on the best terms  also posed a challenge to the team, given that they were looking for multiple tenants for the four available premises.

Results

A mixture of local and national occupiers were targeted throughout the marketing of the properties. The tenants secured gave comfort to the client as to the security of their future income.

Graham + Sibbald’s clients were satisfied with the prompt response to any issues and queries, ensuring good communication between all parties and keeping everyone up-to-date throughout. In the end, all parties were satisfied with the agreed deals.
