Demolition Project, Coatbridge

Graham + Sibbald were approached by a number of different parties to project manage the demolition of fire damaged properties within Coatbridge.

Approach

Our team took the lead as project managers on behalf of the main stakeholders and owners involved. G+S agreed the scope of work and associated costs, health and safety advisors and project valuations, as well as supervising the demolition works.

Key Challenges

The principal challenge faced was dealing with the various property owners, tenants, insurance companies, loss adjusters and neighbours who were stakeholders.

Contractors were initially cautious of the project as they were not willing to deal with the number of different client parties. Graham + Sibbald established a client account to hold stakeholder funds which gave contractors/ consultants the assurance to proceed under one contract, with the assurance that funds had been secured.

Results

Although some issues arose surrounding utilities, contamination, neighbours common walls and Council permits, the works were delivered on time and below budget.

Key Message

Ensuring that all client parties are equally represented and kept up-to-date was the key to progressing with this project. Demolition works did not progress in earnest until August 2018 due to the number of parties involved but the site was cleared by November 2018.
