Property Description

The Property is set within 121.06 acres of undulating land comprising grassland, wetlands and peatlands and sits to the south of Gartloch Road. The area of land allocated for the potential residential development is situated at the northwestern flank of the site, totalling 30 acres. It is situated on a steep slope running from west to east with a small pond and watercourse situated at the bottom of the hill. We understand a Design Statement prepared by Hypostyle Architects for Gartloch developments Ltd (dated December 2006) was created for 300 homes as well as a new distributor road linking Westerhouse Road at the south pf the Property to Gartloch Road at the northeast. A further 28 acres has been zoned for residential development, however, no allocation has been confirmed. The remaining 63.06 acres comprises vacant grassland, wetlands and peatlands.

The site is located c. 5.6 miles northeast of Glasgow city centre on the eastern outskirts of the village of Gartcosh and is situated to the south of Gartloch Road. It is within an area of Greenbelt with surrounding land uses comprising agriculture and residential developments. The site benefits from excellent transport links being c. 1.2 miles north of junction 10 of the M8 motorway, the main arterial road linking Glasgow, the central belt and Edinburgh. The M73 can also be accessed c.2 miles to the east and connects the property to the south as well as Stirlingshire in the north.
