Student Accommodation Refurbishment Works

Full Procurement and Contract Administration for the complete refurbishment to 6 blocks of student accommodation, comprising a total of 16 flats and 191 bedrooms, all located in Glasgow.

The full refurbishment works comprised the replacement of floor coverings and redecoration to the full block. Furthermore, kitchen renewal and re-wiring, lighting upgrade and the provision of new bedroom and kitchen furniture was undertaken.

Windows and main entrance doors were all also replaced as part of the project.

KEY CHALLENGES

The main challenge was completing a major refurbishment of this scale within such a short timescale. The flats were only vacant for 10 weeks over the summer months.

G+S were responsible for full quality control of the project and due to the significant volume of works that required to be signed-off by G+S at the end of the project, we were suitably resourced to allow a full team of surveyors to undertake snagging and quality control inspections ensuring that any issues identified were remedied in advance of the completion date.

APPROACH

The project had to be carefully programmed and monitored, both pre-contract and during the works, with consultation of the client and end user undertaken throughout the project to ensure successful completion by the stipulated deadline.

We ensured that all parties including the Design Team, Main Contractor, Specialist Sub-Contractors and suppliers worked together to phase works to achieve a successful outcome. This required a regular site presence from G+S in order to review progress and respond to any technical queries in a timely matter throughout the full duration of the project.

SERVICES PROVIDED

G+S were responsible for full design and specification of the works and performed the role of Contract Administrator for the project. Undertaking a competitive tendering exercise to ensure value for money for the client, then subsequently managing the cost and quality control of the works from commencement to completion.

We maintained good communication with all stakeholders throughout the process and ensured that any issues raised were reviewed and remedied promptly.

The refurbished student accommodation takes our clients offering in line with competitors in the local area, ensuring that tenancy will be maximised over the coming years.
