Grovelands (Benview) Holding Ltd are delighted to be bringing proposals for a new tourism accommodation development at Benview Garden Centre, Ward Toll, Gartmore to public consultation. The site subject to this consultation is shown bound in red on the plan below.

We want to ensure that you are informed of the proposals and we welcome views and comments as the proposal continues to develop. This consultation precedes the preparation and submission of an application for Planning Permission for the proposal, and we want to make sure your views are heard and comments taken into considerations as the scheme evolves.

The proposal is for the redevelopment of the existing site including the erection of up to 30 new holiday lodges, a new reception hub building potentially including a bar, entertainment space, gym/spa facilities, retail, and a restaurant, as well as parking, access improvements, landscaping and play areas, Sustainable Drainage System, and other associated works. The existing garden centre and café will be removed from the site to enable this redevelopment.

The site benefits from a stunning rural location, with excellent views of the beautiful Trossachs to the north. The world class natural landscape here provides an excellent opportunity to build upon the existing tourist accommodation at the site and enhance this. There are currently six timber lodges, which this proposal would remove and replace with modern accommodation units which will be part of a larger scheme of up to 30 lodges. The new lodges would be an attractive mix of timber cabins and tree-house style lodges to provide a unique visitor experience.

A new reception and hub building will be provided which will be the entrance point for guests to check in and out and which may also include a cafe which would be open for public use, a restaurant and bar for guests, retail element, small-scale gym and spa facilities, and entertainment space.

A suite of supporting information and technical assessments have been commissioned and are currently being completed by consultants. These include a transport statement to assess the capacity of the existing road infrastructure and other transport connections to accommodate the scale of the proposed development, an ecological appraisal to consider the presence of any protected species on the site and ensure development has no negative impacts on these, a flood risk and drainage assessment to design an appropriate drainage strategy for the site as well as assess the likelihood of any flooding occurring, and a landscape and visual assessment to consider how views onto and across the site may be affected by the development.

In accordance with the latest Regulations published by the Scottish Government, this website is presented for information purposes. An in-person public event where members of the project team will be present for you to drop in and ask us questions and obtain more information about the proposal.

Please note that comments made at this event or via feedback forms submitted directly to the applicant and their agent are not representations to the Council. Once a planning application has been submitted there will be an opportunity to make representations on the application to the Council.

Thank you to those who attended our first public consultation event on the 16th August and who have engaged in this consultation process to date. Following this first event, we are taking the time to review all comments received. We want to ensure we are in a position to provide feedback on the comments received, and an update on the design and layout of the scheme as well as the technical assessments being undertaken. Following discussion with Stirling Council, we have therefore decided to postpone the second public consultation event previously targeted for the 6th September. This will now take place at a later date to be confirmed.

Details of the second public consultation event will be posted here when this has been confirmed, as well as communicated to the local ward councillors, Community Councils, Buchlyvie Village Hall, and published in the Stirling Observer at least 7 days in advance of the event.
