Our Hotel, Licensed Trade & Leisure Department offers an extensive range of property and related services, both locally and through dedicated department offices in Glasgow and Edinburgh. These services include disposals, acquisitions, valuations, rating appeals and rent reviews.


In addition, through Graham & Sibbald's other departments, we offer building surveying services, project management, fire insurance and reinstatement valuations, development advice, property management, dedicated property help-desk services and support in many other related specialist areas.


Buying or Selling?

For a buyer, we report on all aspects, including trading history, and carry out valuation and condition surveys. We cost-effectively market properties for sale, through a mix of advertising in relevant national and local media and through direct contact with potential buyers. Valuations and Surveys

Graham & Sibbald undertakes valuations for sale or purchase, asset valuations for the balance sheet, and for secured lending purposes. Our Valuation Reports are acceptable to all of the major banks and brewers. We also undertake detailed condition reports, structural surveys and surveys for reinstatement and fire insurance purposes. Rent Reviews negotiations, arbitration - we are experienced in acting for both landlord and tenant to ensure a fair market rent.
     

Rating Appeals

There are a number of opportunities to lodge an appeal against your assessment. This can arise on the occasion of a Revaluation, which normally occurs every five years. In addition, any person acquiring an interest in a property, either as a landlord or tenant, has a period of six months from the date of acquiring that interest to lodge an appeal. It is important that the initiative is taken by the ratepayer, rather than waiting for formal notification from the Assessor, which could result in any appeal being time-barred. Lastly, there may also be an opportunity for appeal where a ratepayer considers his business to have been affected by external circumstances.

Rent reviews

We will ensure that you are either maximising your rental income, if you are a landlord or paying only only market rental value and no more, if you are a tenant.
