"Edinburgh mixed use scheme on a flying start"
" Planning permission was recently granted for Station Properties' £12million mixed use scheme in Edinburgh's Old Town, which marks the "end of the beginning" for this development which has been worked on over the past 12 months by our Edinburgh office.
Station Properties are a long standing G&S client and involved us at the earliest stages of preparing a bid for the site which comprises former City of Edinburgh Council offices between High Street and Cockburn Street, west of the City Chambers, in a total of seven different buildings. We have been involved in producing residual valuations for bid purposes and more recently have worked to produce development appraisals for funding purposes. This has involved close collaboration between our Valuers and Project Managers, working alongside the client and their other advisors dealing with securing funding and negotiating on planning gain.
G&S are now retained as Project Managers assembling and leading the design team for the project, which will take three years to build out. This involves a "virtual client" approach, ensuring cohesion across the project team which includes the client's lawyers, accountants, insurers and cost consultants as well as the architect and engineers involved in the design. The project will involve the diverse skills of fire engineering and acoustic design along with the need to maintain an archaeological watching brief due to the historical nature of the area.
The final scheme will comprise a total of 80 flats and nine commercial units within the remodelled buildings as well as major infrastructure works and reconfiguration of public open space in line with the development planning brief. This is one of the most important developments in this area since the City Chambers and Cockburn Street themselves were constructed in the 1800s and further enhances the reputation of our Edinburgh Project Management team.
