Our property management department deals with commercial property management services, residential lettings and factoring.
Our dedicated property management accounts team facilitate all accounting functions using a specialist estate management software system. 
Our client base ranges from blue chip companies, public sector organisations to single property investors.
Each client is allocated a local property manager and centrally based accounts assistant giving them dedicated and regular points of contact. 
We currently have around 300 clients and manage over 1100 properties (many of them multi-tenanted) with a rent roll in excess of £30 million.

Bespoke Asset Strategy

Each property has differing issues which will impact on the property/asset management regime that would be adopted. >
A key component of a good asset management strategy is the reduction of landlords’ costs, e.g. non-recoverable service charge, non-domestic rates liability. 

Cost control is even more critical in the current market, where rental growth, in the main is low or indeed stagnant.

Our property management team embraces the ethos of pro-actively managing the asset to strive towards increasing the value of the property.

Acting on behalf of Apex Restructuring and KPMG we manage five business centres across Scotland.

G+S initial focus was to stabilise the rental income and recover service charge monies in order to maintain services throughout portfolio.

Acting on behalf of The Speratus Group Limited G+S manages this five storey multi tenanted mixed use premises situated within the heart of Edinburgh City Centre.

Full property management services are provided including service charge forecasting and tenant liaison.

Acting on behalf of Highlands and Islands Enterprise, where G+S have been retained for a third term,

we provide full property management services to this flagship property whose current tenants include NHS,

Johnson & Johnson and the Universities of the Highlands & Islands, Aberdeen and Stirling

G+S has acted on behalf of The Co-Op Group since 2003.  Due to the diverse nature of the portfolio daily interface with the client is essential to ensure proactive management of the properties.
